In the past few years, I've had the opportunity to hang around some absolutely incredible people that I would've never imagined myself to be around 10 years ago.
In observing these people I came to quickly realize that chasing money or "things" is never the right answer. Yes, have money goals. Yes, have goals to to buy specific items. But it should never be the reason to do what you're doing.
I found that the people I want to be around the most are the ones that are genuinely happy. You can feel the happiness radiating off them. I've met billionaires that were happy and I've met people making $100k that are happy.
Define what happiness means to you and pursue it and NEVER stop pursuing it.

All the big items are in and she’s painted up real nice. Now she only needs kitchen counters, backsplash, bathroom updates and hardwoods refinished. She’s come a long way and hopefully ready to show off her beauty for a tenant in a few weeks. 💃🏻

Real Estate is an awesome way to create passive income! Most people only talk about collecting rent and cash flow, that's all fine and good until a storm knocks down a tree limb which damages your roof, At this point what do you do? This is when "Buying Right" comes into play. In real estate its not a question of "IF" something will go wrong, its "WHEN" something will go wrong.When purchasing rental property always calculate Mortgage, Interest, Taxes, Insurance, but PLEASE don't forget to include Future Repairs/Expenses and Vacancy rate. This is where most investors go wrong! By subtracting all of the expenses above from the monthly income only this will give you your true Cash Flow. This tree damaging the roof was definitely undesirable however I was prepared to handle it because I always put aside 10% for Future repairs/expenses! Remember Real Estate is only a game of numbers.
I read Michael Zuber's "One Rental at a Time" and I feel so encouraged that even with a W2, I am more than able to build a rental portfolio that will replace my traditional income.
