[Did You Know?] - Some lenders won't finance land?
That's right - Let's say your current home is too large and you'd like to build a 1,500 sq. ft. ranch home on 10 acres.
We find the perfect 10 acres - There's room for a pole building, you can finally get some goats and even hunt out your backyard.
There's one problem - With your timeline and the property type, your lender isn't comfortable issuing you a loan to buy the property.
Here are your options:
1. Pay cash.
2. Work with a lender that deals specifically with vacant land and construction loans.
The most viable option for most will be option #2. Even if you're buying land for recreation, it will pay dividends to work with a specialty lender.
Make sure you start this conversation early. This is the backbone of your deal and future. Having confidence in your team and process will ease the stress of this transition.

Last Saturday we had our company awards dinner in Mexico to end an amazing trip. I was honored with the MSF “Employee of the Year” award and tbh it still seems so surreal. Anyone who knows me knows how much I llove my job even when it gets tough. It’s like a good book. Some a breeze, others a complex read. But that’s what keeps it so interesting. It was one tough crazy year but MSF has given me so many opportunities since coming aboard just over 14 months ago. This award could have went to anyone who works here. We have so many hard working people here and that’s why I llove working for this company. Feeling extremely grateful and excited for the future. Let’s get back to Mexico next year.. 💜

🤦♂️ Despite what you see on social media, not all deals are great... I bought this flip a YEAR ago and finally closed on it. I bought it at a foreclosure auction and had problems from day 1, not one single thing went smoothly with this deal. I had to fire two contractors, had issues with the city, suffered a heating failure and burst pipes while rehabbing and had to do a bunch of work twice, and that's just a fraction of the issues.
Lesson learned - don't buy real estate with little money in reserves and ESPECIALLY don't flip houses with no money in the bank. It doesn't matter if your lender will finance the renovations, if you go over your budget and the project extends beyond your timeline, you need to come out of pocket. This deal reminds me of why I don't do flips... too much variance, no tax advantages, headache intensive, and it's a JOB - not investing.

There is nothing that replaces real-world experience. While it is vital for you to do your research in the home buying process, you can only absorb so much information and advice. Fortunately, with an agent, you have someone who has viewed probably hundreds of homes. He or she can give you valuable insight into what a home lacks and what it has that is desirable.
They should be able to tell you what resale value will be like in the future.
