What is Market Apprecation vs Forced Appreciation – PART 1
Today we look Market Appreciation when it comes to the real estate market. There are a number of factors that can
influence the Market Price such as:
Property Location can have an effect on market prices. Look at prices within the GTA vs outside of it and one sees that prices within the GTA tend to be significantly higher.
In general two other factors come into play regardless of location and that is economic indicators and interest rates. Economic indicators such as inflation rate, job growth and unemployment rate can significantly impact the housing market. Periods of high unemployment and high inflation rates tend to slow down the housing market. Equally important are interest rates. Higher interest rates tend to reduce house prices while low interest rates tend to increase home prices.
Home owners and investors have been fortunate that the Market has appreciated increasing the home's value.

The secret to making more money wholesaling and flipping is to make more offers!
This is something I believe very strongly in and constantly talk about. I look at this business as a numbers game. The more offers I make the more deals I’ll get and the more money I’ll make!
Consider this...if your offer-to-deal ration is 50/1 then a wholesaler/flipper who makes 5 offers a day, 25 a week, 100 a month is going to do 2 deals/month.
Compare that to a wholesaler/flipper who only makes 2 offers a week or 8 offers a month. They will do 1 deal every 6 months.

I’ve been sharing a ton in my stories about the powder room in this house (which should have the subtitle, “I thought we were almost finished with this room, but now we’re going back to the drawing board and making a custom vanity”). I’m so glad that I posted the dilemma, because I got amazing feedback from several people! Thank you to everyone who voted and sent me messages 🙏🏻🙏🏻🙏🏻. All the suggestions made me assess the situation further, and I think land on a pretty solid solution. .

The wall is down and supporting beam has been installed.
The first major purchase for this kitchen reno was this quartzite counter that we found through our fabricator. It had such great color and movement that we decided to keep the rest of the space neutral so it could be the focal point—well, it *and* that pretty patterned backsplash. Kitchen renos make us happy! ⠀
New fridge is moving in with the new owners.:)

I believe a white, high gloss kitchen is the best choice when you have a small kitchen space. We had to be creative with providing some kind of island area as well. What is your choice when you have a small kitchen?
