This book is fantastic. The author is an apartment syndicator that graduated from Texas Tech. He lays out his 4 part recipe for his apartment syndication business. This is very similar to what Rebus Capital does. It was fun to look at his operating procedures and audit them against our own. Even one nugget of improvement was worth reading all 428 pages. Constantly seeking improvement! This book is heavy on figuring out how to buy the apartment but not how to execute the business plan after the purchase.
Part 1: The Experience
-Knowledge: What is apartment syndication? How to get started. What to focus on.
-Goals: Set 12-month goal and long-term vision.
-Brand Building: Why you need a brand. Select a target audience. How to build a brand.

What two questions must you be able to answer before you make an offer on any multifamily deal?
When my students bring me a deal to review, I always ask these two questions. If they know the answers without giving it a second thought, make the offer. If they can't - MOVE ON!
Once again, I stress the importance of making the numbers tell the narrative about the property. Whatever your exit strategy is, the numbers you are presenting your investors should clearly reflect that strategy. If they don't, you will never get past the first lunch with your potential investors. Make sure your numbers match your narrative!
